Relocating from Los Angeles to Las Vegas

A Los Angeles home sale buys roughly two to three times the median Las Vegas home, and Nevada's zero state income tax is real. Danielle Edney works with sellers weighing this move and walks through the full picture before anyone lists, including one tax question that is easy to miss until it is too late to change the answer.

Here is what your Los Angeles sale actually needs to cover, what Las Vegas really costs right now, and the question to take to your tax advisor before you close.

What Your Westside Home Is Worth Right Now

Danielle's September 2026 TheMLS data shows single-family medians ranging from $920,000 in View Park-Windsor Hills to $3,216,000 in Santa Monica, with Culver City at $1,536,500, Mar Vista at $2,500,000, and Baldwin Hills at $1,510,000. That is your starting number. What you walk away with after a sale is a different figure.

The Net-Proceeds Math After Costs

A typical Los Angeles sale carries roughly 5% to 6% in combined agent commission plus 1% to 2% in closing costs, escrow, title, and transfer taxes. A home selling at $1,500,000 commonly nets somewhere in the $1,350,000 to $1,400,000 range after those costs, before any payoff of an existing mortgage. Run your specific numbers with Danielle before setting a Las Vegas budget, since your actual payoff will move that figure.

What Las Vegas Actually Costs Right Now

The median existing single-family home in Southern Nevada sold for $480,000 in July 2026, according to Las Vegas REALTORS, about 1% below July 2025 and roughly 2% under the record $490,000 set in May and June. Other measures run lower because they cover different homes: Zillow's modeled typical home value was about $425,500 in June, down 3.1% over the year, and condos and townhomes sit near $285,000. Against those numbers, a $1,350,000 to $1,400,000 net lands at roughly 2.8 times the Southern Nevada median, and even View Park-Windsor Hills' $920,000 median runs nearly double it.

Supply is also worth knowing. One mid-July 2026 report counted 8,742 active listings in the City of Las Vegas, about 7.8 months of supply, which generally favors buyers. A seller arriving with cash from a Los Angeles sale is shopping in a market with real room to negotiate.

The number to know: a Westside sale nets roughly two to three times the median Southern Nevada home. The gap is real, and unlike some Sun Belt markets, Las Vegas prices are flat to slightly down over the past year, not climbing.

The Tax Comparison

Nevada has no state income tax, and its constitution prohibits one. One published comparison estimates a $150,000 earner saves roughly $18,290 a year moving from California to Nevada. Treat that as an illustration, since your actual number depends on your income and filing details, but the direction is clear and the savings are large for higher earners. Nevada also levies no state tax on capital gains.

The other taxes are closer. Nevada's effective property tax rate is commonly cited at about 0.50% to 0.60%, against California's statewide average of about 0.71% to 0.73%. California's average understates what a recent buyer pays, so a long-time owner with an old assessment will see a smaller drop than a recent buyer will. Nevada caps annual increases on a primary residence at 3%, against California's 2%. Sales tax is roughly a wash: Nevada's state rate is 6.85% and Clark County, where Las Vegas sits, is 8.375%, while Los Angeles-area combined rates commonly run higher. Groceries are exempt from sales tax in Nevada.

The Tax Question to Ask Before You Close

California generally taxes gains on California real estate even after you have left the state, so the timing of your sale relative to your move can matter. Before you list, ask your tax advisor how your sale will be taxed, whether the order of your move and your closing changes the answer, and how the federal home-sale exclusion applies to you. This is a question for a professional, not a rule of thumb, and the right answer depends on your residency dates and your gain. Sort it out before you set a closing date, not after.

Why So Many Californians Make This Move

California is consistently the top sending state for Nevada. The most recent IRS county migration data on this route recorded 43,801 people moving from California to Nevada in 2022 and 2023, more than from any other state. Estimates for 2025 vary widely: one source says about 65,000 Californians moved to Nevada, while a figure based on Census survey data shows a net gain of roughly 19,200 residents after subtracting people moving the other way. The IRS count is a couple of years old, and the more recent estimates differ because they measure different things, so treat all of them as directional. Taxes and housing cost drive most of the explanations, and reporting in 2026 describes a wave of higher-income households making the move.

What You Give Up By Leaving

The savings are real, and so is the trade. Danielle's Westside neighborhoods have sold at or near asking price for months, and Culver City and Santa Monica both closed above asking in September. Las Vegas prices have eased slightly from their record. Leaving means trading a market with a long record of holding value for one that has recently been flat to softer. That may still be the right call for your situation, but it is a trade, not a free upgrade.

Timing the Sale Against the Move

Get a current, address-specific value opinion from Danielle before setting a Las Vegas budget. Decide early whether your Los Angeles sale needs to close before you buy, or whether a bridge approach fits better, and build your Las Vegas search timeline around your actual closing date. Bring your tax advisor into that timeline from the start.

The Honest Bottom Line

Las Vegas is genuinely less expensive than every neighborhood in Danielle's service area, and Nevada's zero income tax is a large advantage for higher earners. The property tax and sales tax comparisons are closer than the income tax one, the market there has been flat to slightly down, and the timing of your sale relative to your move is a tax question worth answering before you close. Run the full comparison with Danielle and your advisor before you decide.

Frequently Asked Questions

How much cheaper is Las Vegas than Los Angeles?

The median existing single-family home in Southern Nevada was $480,000 in July 2026. Danielle's Westside single-family medians run from $920,000 to over $3,200,000, so a Westside sale nets roughly two to three times the Las Vegas median.

Does Nevada really have no income tax?

Yes. Nevada has no state income tax, and its constitution prohibits one. One published comparison estimates a $150,000 earner saves about $18,290 a year moving from California, though your actual savings depend on your income and filing details.

Are property tax and sales tax lower in Nevada?

Slightly for property tax, roughly equal for sales tax. Nevada's effective property tax rate is commonly cited near 0.50% to 0.60% against California's statewide average near 0.71% to 0.73%. Clark County's sales tax is 8.375%, while Los Angeles-area combined rates commonly run higher.

Will I owe California tax on my home sale if I move to Nevada first?

Ask a tax professional before you list. California generally taxes gains on California real estate even after you leave, so the timing of your sale relative to your move can matter. The answer depends on your residency dates and your gain.

Are Las Vegas home prices rising?

No, not recently. The Southern Nevada median was $480,000 in July 2026, about 1% below a year earlier and roughly 2% under the record set in May and June. Buyers there currently have room to negotiate.

How many Californians actually move to Nevada?

California is consistently the top sending state. IRS data recorded 43,801 people moving from California to Nevada in 2022 and 2023, and 2025 estimates range from a net gain of about 19,200 to about 65,000 depending on how they are measured. Treat all of them as directional.
