Relocating To or From Los Angeles? Here's What You Need to Know From a Local Real Estate Specialist

Relocating To or From Los Angeles? Here's What You Need to Know From a Local Real Estate Specialist

Relocation is unlike any other real estate transaction.

You're not just buying or selling a home. You're making a decision that affects where your children go to school, how long your commute takes, whether your lifestyle expands or contracts, and whether a new city feels like home, or just a place you landed.

And if Los Angeles is either your destination or your departure point, the stakes are particularly high. LA's housing market makes housing the single biggest wildcard in any relocation. Median home prices in LA County regularly exceed $800,000, and monthly rents in desirable neighborhoods run $3,000 to $6,000 for a two-bedroom unit.

Getting this right, finding the right neighborhood, understanding the market, making a competitive offer or selling your home quickly before you leave, requires a local specialist who actually knows the specific communities you're considering.

I'm Danielle Edney, a third-generation Angeleno and Los Angeles real estate specialist serving Ladera Heights, View Park-Windsor Hills, Baldwin Hills, Culver City, Playa Vista, Santa Monica, Venice, and Mar Vista. I work with relocating buyers and sellers regularly, from UCLA physicians, faculty and staff making their first LA purchase to corporate executives selling quickly before a cross-country move. Here's everything you need to know.

If You're Relocating TO Los Angeles

The Challenge: Buying in a Market You Don't Know Yet

This is the most common difficulty for incoming buyers in Los Angeles: the city is enormous, the neighborhoods vary dramatically, and the distance between your current location and the LA market makes the research process genuinely difficult.

You can spend weeks scrolling Zillow and still not understand the difference between a home on a quiet interior street in Ladera Heights and one two blocks over on a busier road, or why that difference can mean $75,000 in price.

Home finding assistance, including real estate agent referrals, neighborhood tours, and community orientation, is particularly crucial in complex real estate markets like Los Angeles.

The Neighborhoods I Specialize In: What Each Means for Relocators

Ladera Heights The neighborhood that consistently surprises relocators. Larger lots, more square footage, genuine community identity, and a price point that, relative to comparable Westside neighborhoods, still represents significant value. Median sold price: $1,712,500. If you're coming from a high-cost market and want the feeling of a real neighborhood with space and community, Ladera Heights is worth understanding before you decide.

View Park-Windsor Hills Iconic hillside views, mid-century architectural character, and one of LA's most celebrated communities, at an accessible median of $875,000 that makes it compelling for first-time buyers relocating from markets where this price point would get you something far inferior.

Culver City The tech and entertainment hub of southwest LA. Walk scores are higher, the dining scene is exceptional, and proximity to major employers makes it the first choice for many corporate relocators. More expensive per square foot than Ladera Heights or View Park, but the lifestyle access is different.

Playa Vista Silicon Beach. This is where Google, YouTube, Amazon, and other major tech employers are headquartered. Predominantly newer construction, more condo and townhome inventory, strong walkability. Ideal for tech relocators who want to be close to their employer and enjoy the outdoor LA lifestyle.

Santa Monica, Mar Vista, Venice The Westside corridor. Premium pricing, beach access, and proximity to entertainment industry employers. These communities attract relocators who prioritize lifestyle and walkability over square footage and lot size.

How to Buy Remotely: The Process for Out-of-Area Buyers

Many of my relocation clients make their purchase decision without ever flying in before their offer is accepted. Here's how I make that work:

Virtual tours first. My Matterport 360° walk-throughs allow you to experience every room, every angle, and every measurement from your current location. Combined with a video call where I walk you through the home and the surrounding street, you get a genuine sense of the property before you ever board a plane.

Neighborhood orientation video. For every community you're seriously considering, I provide a video walkthrough of the neighborhood, the streets, the surrounding area, the commute to your workplace, the proximity to schools and amenities. You should know the neighborhood before you know the house.

Real-time CMA before every offer. In a market moving as fast as Ladera Heights (22-day median) and View Park-Windsor Hills (15-day median), you cannot wait for your next visit to evaluate a home. I provide a same-day CMA for any property you're seriously interested in, so you can make a confident, data-backed offer from wherever you are.

Pre-approval from a lender who knows LA. Out-of-area buyers using national lenders sometimes struggle with the jumbo loan landscape and the specific requirements of the LA market. I connect relocating buyers with lenders who specialize in this market and can move quickly.

If You're Relocating FROM Los Angeles

The Challenge: Selling Quickly, Selling Well, and Coordinating With Your Move

Relocation sellers face a different set of pressures. You often have a hard departure date, a new job start date, a school enrollment deadline, a corporate relocation package with specific timelines. The urgency is real. The risk of a slow or failed sale is magnified.

Corporate relocation packages in Los Angeles typically range from $2,000 for entry-level employees to $75,000+ for executive-level moves with home sale assistance.

Whether you have a corporate relocation package or you're managing your departure independently, here's what a strategic relocation sale looks like:

Start Earlier Than You Think

The most common mistake relocation sellers make is waiting too long to engage a real estate agent. Preparation, photography, staging, and marketing all take time and in a market like Los Angeles, the first two weeks of your listing are when buyer interest is highest. Launching a listing the week before you need to leave is not a strategy. It's a gamble.

I recommend connecting with me at minimum 60 days before your intended departure. That gives us time to prepare the home properly, price it correctly, and launch a marketing campaign that maximizes exposure during the peak buyer interest window.

Pricing for Speed Without Sacrificing Proceeds

In Ladera Heights, 56.25% of homes sold within 30 days at 98.80% of list price. In View Park-Windsor Hills, 65.96% of homes sold within 30 days at 101.49% of list.

This data tells a clear story: the right price generates speed AND strong proceeds. You don't have to choose between a fast sale and a good price, as long as you price strategically from day one rather than optimistically and then reduce later.

The Relocation Coordination Checklist

For sellers relocating from Los Angeles, I coordinate directly with:

  • Your employer's relocation department or relocation management company (if applicable)

  • Your destination city's real estate specialist, I have a referral network of trusted agents in every major market

  • Your moving company and storage provider, for timing coordination around showing schedules and closing timelines

  • Your escrow company, to structure a closing timeline that aligns with your departure date

Rent-Back Agreements

If your closing date arrives before you're ready to physically vacate, a rent-back agreement allows you to remain in the home after close for a negotiated period, typically up to 60 days. I negotiate rent-back provisions as a standard component of my offer evaluation for relocating sellers.

The UCLA Faculty and Academic Relocator

A specific word for one of the buyer profiles I serve most frequently in this corridor:

UCLA faculty, researchers, and physicians relocating to the Los Angeles area represent a distinct relocation profile, often coming from academic markets with different price norms, frequently relocating on a specific start-of-semester timeline, and often looking for a specific combination of community feel, commute to Westwood, and school quality for their families.

I know this community well. I've helped relocating UCLA faculty find homes in Ladera Heights, Culver City, Mar Vista, Bel Air, Little Holmby and Playa Vista, communities that offer the right balance of space, community, commute time, and long-term value for academics building their lives in Los Angeles.

If you're joining UCLA or relocating through a university-affiliated employer, please reach out directly. I will make your LA search more efficient and more successful than navigating this market on your own.

Frequently Asked Questions

How do I buy a home in Los Angeles from out of state? Virtual tours, neighborhood orientation videos, real-time CMAs, and remote offer submission make it entirely possible to purchase a home in Los Angeles without being physically present, as long as you have a local specialist guiding the process. I work with out-of-area buyers regularly and have a proven system for remote purchases.

What neighborhoods in southwest LA are best for corporate relocators? It depends on where you're working and what matters most to you. Tech and entertainment corridor workers often choose Playa Vista or Culver City for proximity and walkability. Families prioritizing space and community most frequently end up in Ladera Heights, View Park-Windsor Hills, or Mar Vista. I always recommend a neighborhood consultation before you start looking at specific homes.

How quickly can I sell my Los Angeles home if I have a hard relocation deadline? With proper preparation and strategic pricing, the median days on market in Ladera Heights is 22 days and 15 days in View Park-Windsor Hills. Coordinating your preparation timeline to allow for a strong launch at least 60 days before your departure date gives you the best chance of closing before you leave.

Can you help me find an agent in my destination city? Yes. I maintain a referral network of trusted agents in markets across the country. When I refer you to an agent in another market, I've vetted them, they operate at the same service standard I bring to my own clients.

Do corporate relocation packages cover real estate agent commissions? Executive-level relocations with home sale assistance typically range from $50,000 to $100,000 or more, depending on the specifics of the employee's existing housing situation. Many corporate packages cover agent commissions as part of home sale assistance. I work seamlessly with corporate relocation departments and relocation management companies.

What is the best neighborhood in LA for a UCLA faculty member? The most common neighborhoods for UCLA faculty are Culver City (strong schools, shorter commute), Mar Vista (great value, walkability), West LA (proximity to campus) and Ladera Heights (space, community, longer but manageable commute). I recommend scheduling a consultation to discuss your specific priorities: commute time, school age of children, need for outdoor space before narrowing to a specific neighborhood.
