Buying a Home Near Culver City Studios

Buying a Home Near Culver City Studios

If you work at a studio or streamer in Culver City, five of Danielle Edney's other seven markets are within about 3 miles of the Sony Pictures Studios lot, with Ladera Heights, Baldwin Hills, and Mar Vista at about 2. In October 2026 the median Culver City single-family sale was $1,666,600, against $2,162,500 in Palms-Mar Vista and $1,080,775 in Baldwin Hills. Culver City is one of the markets Danielle serves, so this guide measures from the Sony lot to each of her eight markets and shows what the October closings say about each.

Danielle lives in Ladera Heights and farms it as her home neighborhood. Here is what the Culver City studio district looks like, how far each of her markets is from it on the map, and what TheMLS shows for houses and condos.

The Culver City Studio District in Plain Facts

Sony Pictures Studios is at 10202 W. Washington Boulevard, on the former MGM lot. A second lot, The Culver Studios at 9336 W. Washington Boulevard, is owned by Hackman Capital Partners. In October 2017 Amazon announced that Amazon Studios, IMDb, Amazon Video, and World Wide Advertising would occupy more than 280,000 square feet there, and said the new offices would add jobs in creative, technical, marketing, and legal roles. I did not confirm Amazon's current footprint, so treat that as history.

Apple is building an office campus on the border of Culver City and Los Angeles, bounded by Venice, National, and Washington Boulevards and reported to be across the street from Culver City Station. The Palisadian-Post reported in February 2023 that Los Angeles planning approvals allowed up to 2,400 employees, and the Los Angeles Times reported in March 2025 that the two buildings, totaling more than 550,000 square feet, were under construction. I did not confirm its 2026 status.

Studio work moves with production. Lee & Associates' second-quarter 2026 Westside office report said entertainment is one of the main drivers of the Westside, and that Hackman Capital Partners had seen the studio slowdown continue, with stress on production businesses affecting leasing and sales. The same report put Westside office vacancy at 20.1%. I did not find a count of entertainment attorneys or law firms in Culver City, so this guide does not quote one.

What this means for a buyer: a lot, a lease, or a production deal can change. Before you buy around one address, ask your employer how long your office or lot location is committed and whether your role could move.

Confirm Your Office and the Trips You Actually Make

Before you choose a neighborhood, confirm the exact address you report to and how many days a week you will be there. The lots sit along Washington Boulevard, so the gate you use matters more than the city name. Many entertainment attorneys also travel to other studios, outside counsel, or client meetings, and some work from home part of the week. Map the trips you make most often, not only the one to your desk.

Test the Commute at Your Hours

Drive times in Los Angeles depend on the hour more than the distance, and this guide does not quote minutes for that reason. Before you commit to a house or a condo, drive the exact route from the address to your lot at the hours you will actually work, on a weekday, more than once. Test an early start and a late finish too, including days with a screening or a late call.

Metro's E Line runs through Culver City. Of Danielle's markets, Culver City, Palms (in the Palms-Mar Vista market), and Santa Monica have E Line stations. Mar Vista, Playa Vista, Venice, Baldwin Hills, View Park-Windsor Hills, and Ladera Heights do not. Confirm stations, routes, schedules, and how far your lot's gate is from a station on metro.net.

Eight Markets, Closest to the Sony Lot First

Here is what each of Danielle's markets looked like for single-family homes in October 2026. Ladera Heights is shown over 12 months because October alone had only 3 sales there, and Playa Vista had no single-family sales in October, so its row shows September. The distance column is the approximate straight-line distance in miles from the Sony Pictures Studios lot to the center point of each area, rounded to the nearest mile. It is not a drive time.

Culver City. A $1,666,600 median for homes averaging 1,720 square feet, at $918 per square foot. Homes sold in a median of 18 days at 98.93% of list. Of the 11 sales, 6 closed within 30 days at an average of 103.13% of list, while the 4 that took 31 to 60 days averaged 93.86%. Sixteen new single-family listings came on the market in October at a median asking price of $1,774,500, which is $107,900 above the median sold price.

Palms-Mar Vista. Palms is about 1 mile from the lot and Mar Vista about 2. The median was $2,162,500 across 22 sales, the most of the eight markets, $495,900 above Culver City's. Homes averaged 2,450 square feet, against 1,720 in Culver City, at $1,226 per square foot, about 34% above Culver City's $918. Homes sold in a median of 15 days at 101.38% of list, so buyers paid above asking on average. Of the 22 sales, 17 closed within 30 days, at 102.57% of list.

Ladera Heights. About 2 miles out, and Danielle's home neighborhood. Over 12 months there were 53 sales at a $1,745,000 median, for homes averaging 2,566 square feet at $693 per square foot. That is 846 more square feet than the average Culver City home and $225 per square foot below Culver City's October figure, though the Ladera numbers cover 12 months and Culver City's cover one, so compare with care. October had only 3 sales, at a $1,545,000 median, and no new single-family listings came on the market in October.

Baldwin Hills. About 2 miles out, at a $1,080,775 median across 6 sales. Those homes averaged 1,613 square feet, so do not read the median as a price drop, because smaller homes sold. Homes sold in a median of 26 days at 102.77% of list, and 3 of the 6 closed within 30 days at 106.67%. Thirteen new listings came on in October at a median asking price of $1,498,000, so the October sold median is not a guide to what new listings are asking.

Playa Vista. About 3 miles out. There were no single-family sales in October, so the row above shows September, when 3 sold at a $1,960,000 median. Treat it as a guide. October's Playa Vista sales were condos, covered below.

View Park-Windsor Hills. About 3 miles out, at an $850,000 median across 15 sales, the lowest of the eight markets and the lowest price per square foot, at $581. Homes averaged 1,522 square feet and sold in a median of 25 days at 99.44% of list.

Venice and Santa Monica. Venice is about 4 miles out, at a $2,499,000 median, and Santa Monica about 5, at $3,900,000. Santa Monica is the farthest of the eight from the Sony lot and the most expensive, $2,233,400 above Culver City.

Condos Near the Culver City Studios

Of the markets with enough condo sales to compare, Culver City had the lowest median price, and only Santa Monica had more sales. Fifteen new condo listings came on in October at a median asking price of $625,000, which is $57,500 above the median sold price. Palms-Mar Vista had only 4 condo sales and Playa Vista 5, so treat those rows as guides. Venice and Baldwin Hills had 2 condo sales each, Ladera Heights had none, and View Park-Windsor Hills has no condo market to report. Condos come with monthly association dues that vary by building, so get the dues and the association's financial documents before you make an offer.

What the Numbers Mean If You Work at a Culver City Studio

The headline is that you do not have to buy in Culver City to work there. Mar Vista, Ladera Heights, Baldwin Hills, Playa Vista, and View Park-Windsor Hills are each within about 3 miles of the Sony lot in a straight line, and Palms is about 1. Their October medians ranged from $850,000 in View Park-Windsor Hills to $2,162,500 in Palms-Mar Vista, so the nearest markets span a wide range of prices.

Space and price trade off. Culver City homes that sold averaged 1,720 square feet. Ladera Heights homes averaged 2,566 over 12 months and Palms-Mar Vista homes 2,450, though Palms-Mar Vista cost more per square foot, at $1,226 against Culver City's $918. Farther from the lot, Venice and Santa Monica cost more than Culver City by $832,400 and $2,233,400 at the median.

Speed varies too. Palms-Mar Vista buyers paid above list on average, and in Culver City the homes that sold within 30 days closed above list while the ones that sat 31 to 60 days closed about 6% below it on average. A Culver City seller who prices right in the first weeks does better than one who waits. Medians in these markets move from month to month, so ask Danielle for the current read on any street.

Financing Before Your Start Date

Some lenders offer professional loan programs for attorneys, and terms vary. Entertainment legal work can be salaried, contract, or project-based, and lenders document each differently, including bonuses and a signed offer letter before your first paycheck. Ask early what a lender needs for your situation and what a program allows on down payment, mortgage insurance, and property type, including condos. Get a written preapproval before you tour.

The Honest Bottom Line

If you work at a Culver City studio or streamer, you have more choice than one address suggests. Palms, Ladera Heights, Baldwin Hills, and Mar Vista are within about 2 miles of the Sony lot in a straight line, and in October their medians ran from $1,080,775 to $2,162,500, against $1,666,600 in Culver City. Culver City and Palms have E Line stations if you prefer the train. Confirm your gate and your days on the lot, test the drive at your real hours, ask how long your location is committed, and get financing approved before you tour.
