If your firm is in downtown Los Angeles, the nearest of Danielle Edney's neighborhoods on the map are Baldwin Hills and View Park-Windsor Hills, at about 7 miles in a straight line from Bunker Hill. Culver City and Palms are about 9 miles away, and they are on Metro's E Line, which runs to downtown. Downtown is not one of the markets Danielle serves, and all of her eight markets are about 7 miles or more from it, so this guide shows how far each one is and what the closings say about each.
Danielle lives in Ladera Heights and farms it as her home neighborhood. Here is how the downtown legal districts work, how far each of her markets is on the map, which ones have a train station, and what TheMLS shows for houses and condos.
Downtown's Legal Districts in Plain Facts
Downtown Los Angeles has more than one place where attorneys work. Firms are in several parts of downtown, including Bunker Hill and the Financial District. The Civic Center area includes the Stanley Mosk Courthouse at 111 North Hill Street and the Edward R. Roybal Federal Building at 255 East Temple Street. Before you choose a neighborhood, confirm the exact office address and how often you will be at the courthouses, clients' offices, or anywhere else, because the trip you make most often is the one to plan around.
Test the Commute at Your Hours
Drive times in Los Angeles depend on the hour more than the distance, and this guide does not quote minutes, for driving or for the train, for that reason. Before you commit to a house or a condo, drive the exact route from the address to your office at the hours you will actually work, on a weekday, more than once. If you might ride the train, make that trip too, including the walk or drive to the station at each end.
The E Line: Which of Danielle's Markets Have a Station
Metro's E Line runs between Santa Monica and East Los Angeles. Its stops include Culver City and Palms on the Westside and, downtown, 7th Street/Metro Center and Grand Avenue Arts/Bunker Hill. Of Danielle's eight markets, Culver City, Palms (part of the Palms-Mar Vista market), and Santa Monica have E Line stations. Mar Vista, Venice, Playa Vista, Baldwin Hills, View Park-Windsor Hills, and Ladera Heights do not. Metro's K Line runs along Crenshaw Boulevard and connects to the E Line at Expo/Crenshaw. Having a station nearby does not tell you how long a trip takes, so check the route, the schedule, and the distance from any address to the station on metro.net.
Eight Markets, Closest to Downtown First
Here is what each of Danielle's markets looked like for single-family homes in September 2026, with Ladera Heights shown over 12 months because September alone had only 4 sales there. The distance column is the approximate straight-line distance in miles from Bunker Hill to the center point of each area, rounded to the nearest mile. It is not a drive time.
Baldwin Hills and View Park-Windsor Hills. The two closest markets on the map. View Park-Windsor Hills had the lowest median of all eight, $920,000 across 25 sales, with a median of 35 days on market. Baldwin Hills had a $1,510,000 median, but only 8 sales and a 72-day median on market, so treat it as a guide and ask Danielle for the current read on any street.
Ladera Heights. About 8 miles out, with 53 sales over 12 months at a $1,745,000 median. Homes averaged 2,566 square feet on a median lot of 9,000 square feet.
Culver City and Palms-Mar Vista. Culver City is about 9 miles away, has an E Line station, and was the fastest market of the eight, at a median of 8 days and 101.58% of list. Its median was $1,536,500 for homes averaging 1,645 square feet. Palms is also about 9 miles away and has a station, but the Palms-Mar Vista market includes Mar Vista, which is about 11 miles away and does not. Its median was $2,500,000 for homes averaging 2,524 square feet.
Playa Vista, Venice, and Santa Monica. These are the farthest, from about 11 to 14 miles. Playa Vista had only 3 single-family sales, so treat it as a guide. Venice had a $2,374,500 median and sold at 93.51% of list in 45 days. Santa Monica, with an E Line station, had the highest median, $3,216,000, in a median of 15 days.
Condos Near Downtown
Near downtown, this is mostly a house story. The three markets closest on the map had almost no condo sales in September 2026: 1 in Baldwin Hills, 1 in Ladera Heights, and View Park-Windsor Hills has no condo market to report. Condos start to be a real option in the markets with E Line stations.
Palms-Mar Vista had only 7 condo sales, so treat that row as a guide. Condos come with monthly association dues that vary by building, so get the dues and the association's financial documents before you make an offer.
What the Numbers Mean If Your Firm Is Downtown
Closest on the map is not the same as the train. The two nearest markets, Baldwin Hills and View Park-Windsor Hills, have no E Line station, and the two markets with stations on the Westside, Culver City and Palms, are a couple of miles farther out. Which matters more depends on whether you will drive, ride, or do both.
Price also separates the nearest markets. A View Park-Windsor Hills house at a $920,000 median cost $616,500 less than a Culver City house and $2,296,000 less than a Santa Monica house, and it is about 7 miles from Bunker Hill against about 14. Median price per square foot was $551 in View Park-Windsor Hills, $1,021 in Culver City, and $1,502 in Santa Monica.
Speed differs. Culver City sold in about a week above list, so a buyer there needs a written preapproval before the first tour. In View Park-Windsor Hills and Ladera Heights the median was 35 days, and in Baldwin Hills it was 72. The Ladera Heights figures cover 12 months and the others cover one month, so compare with care.
Financing Before Your Start Date
Some lenders offer professional loan programs for attorneys, and terms vary. Ask early what a program allows on down payment, mortgage insurance, and property type, including condos. Income from a salary, a bonus, or a partnership can be documented differently, and lenders treat a signed offer letter before your first paycheck differently too. Get a written preapproval before you tour.
The Honest Bottom Line
If your firm is downtown, no market Danielle serves is close, so choose by how you will commute. If you will drive, look first at View Park-Windsor Hills, Baldwin Hills, and Ladera Heights, which are the nearest on the map and cost the least per square foot. If you want a train station, look at Culver City and Palms, and check the station distance from every address. Confirm your office address, test the trip at your real hours, and get financing approved before you tour.
