If you're in no rush to sell, October's closings show why the first 30 days still matter. In five of the seven neighborhoods with house sales, homes that sold within 30 days closed at or above asking, at 100.31% to 106.67% of list, and in four of those five, homes that took 31 to 60 days closed lower, at 93.86% to 98.46%.
"I'm in no rush" is something Danielle Edney hears often from sellers, and it is a fair place to start. Here is what the mortgage rate did in October, what TheMLS shows for each of her markets, and what the numbers mean whether you are selling or buying.
What the Rate Did in October
Freddie Mac's Primary Mortgage Market Survey put the 30-year fixed rate at 7.24% for the week ending October 29, 2026, down from 7.32% the week before and from 7.40% on October 8 and October 15. A year earlier it was 6.17%, so the rate is still 1.07 points higher than it was.
On a $1,000,000 loan, principal and interest at 7.24% is about $6,815 a month, against about $6,105 at 6.17%. That is about $710 more a month, before taxes and insurance. It is an illustration, not a quote.
This is the real math behind "I have a low rate." If your current rate is below 7.24%, the next home you buy will carry a higher one. Run that math with your own numbers before you decide anything, and ask a lender for the exact figure. Rates have moved quickly this year, so confirm the current number before you rely on it.
October by Neighborhood
Here is what each of Danielle's markets looked like for single-family homes in October 2026, with September's median days on market and sale price as a percent of list for comparison. Ladera Heights had only 3 sales and Baldwin Hills 6, so read those rows as guides. Playa Vista had no single-family sales in October.
The slower markets sped up. Danielle's last market post, on September's data, pointed to Baldwin Hills (72 days), Venice (45), and View Park-Windsor Hills (35) as the places where buyers had the most room to negotiate. In October their median days on market fell to 26, 35, and 25, and all three closed closer to list than in September, with Baldwin Hills at 102.77% on 6 sales. That room narrowed.
Culver City cooled from its September pace, from 8 days to 18. Homes that sold in its first 30 days still closed at 103.13% of list.
Santa Monica's sale price slipped below list on average, from 101.43% to 97.88%, while its median days on market held at 14 to 15. Its median sold price rose from $3,216,000 to $3,900,000, partly because larger homes sold, at 3,134 square feet on average against 2,083 in September.
Palms-Mar Vista was the busiest market, with 22 sales, up from 19, and buyers paid 101.38% of list on average.
Ladera Heights had 3 sales, and no new single-family listings came on the market there in October. Over the 12 months through September there were 53 sales at a $1,745,000 median, which is the more reliable Ladera figure.
The First 30 Days Are Where the Gap Shows
This table splits October's single-family sales by how long each home took to sell.
In Palms-Mar Vista, Venice, Culver City, Ladera Heights, and Baldwin Hills, homes that sold within 30 days closed at or above asking, from 100.31% to 106.67%. In four of those five, the homes that sold in 31 to 60 days closed lower: 97.51% in Palms-Mar Vista, 97.19% in Venice, 93.86% in Culver City, and 98.46% in Baldwin Hills.
Two markets did not follow the pattern. Santa Monica's first month closed just under list at 99.33%, and its 3 sales at 31 to 60 days closed at 104.07%. View Park-Windsor Hills closed at 98.66% in the first 30 days and 99.73% after. Venice was the slowest, with only 47.1% selling in the first 30 days. Of its 5 sales after 60 days, 4 closed at 97.56% and the one that took more than 120 days closed at 89.86%.
These groups are small, in some cases 2 or 3 homes. Homes that sit are also not the same homes as the ones that sell fast, so this is a pattern, not proof that waiting costs money. The data does not say why a home sat.
What Sellers Are Asking and What Sold
New single-family listings that came on the market in October are a different set of homes from the ones that closed, so use this as a guide, not a forecast.
In Santa Monica, Culver City, Venice, and View Park-Windsor Hills, new listings asked more per square foot than homes sold for, by $92, $87, $24, and $16. In Palms-Mar Vista and Baldwin Hills they asked less, by $111 and $16. A gap above what sold is a common place for longer days on market to start, which is why Danielle prices from closed sales on the seller's own street, not from a neighbor's asking price or an older appraisal.
Condos in October
Condo buyers had more room to negotiate than house buyers. Santa Monica closed at 96.19% of list, Playa Vista at 94.41%, down from 98.36% in September, and Culver City at 99.69%. Culver City had 14 condo sales, up from 10, at a median of $567,500, down from $627,500. Playa Vista and Palms-Mar Vista had only 5 and 4 sales, so treat those rows as guides. Venice and Baldwin Hills had 2 condo sales each, Ladera Heights had none, and View Park-Windsor Hills has no condo market to report. Condos come with monthly association dues that vary by building, so get the dues and the association's financial documents before you make an offer.
What This Means If You Are Selling
"No rush" is a real position, and nothing here says you have to move. It does say where the action was. In October, from 47.1% of single-family homes in Venice to 77.3% in Palms-Mar Vista sold in the first 30 days, and in four of the five markets where first-month sales closed at or above asking, the homes that sat past 30 days closed lower.
Price from closed sales on your own street. A past appraisal shows an earlier market, and a neighbor's asking price is not what their home sold for. If you want to know where your home would sit today, a read on your street is a conversation, not a commitment.
What This Means If You Are Buying
In five markets, homes that sold within 30 days closed at or above asking, so a well-priced home can need a written preapproval before the first tour. Homes that sat past 30 days in Palms-Mar Vista, Venice, Culver City, and Baldwin Hills closed at 93.86% to 98.46% of list, so ask for the days on market and price history of any home you tour. Santa Monica condos closed lower against list than Santa Monica houses, at 96.19% against 97.88%.
The Honest Bottom Line
October did not make this a buyer's market or a seller's market. The three markets that slowed in September sped up, Culver City eased, and the mortgage rate came down from 7.40% to 7.24% while staying above last year's 6.17%. The pattern that held in most markets is that homes priced right sold in the first month, at or above asking, and the ones that sat closed lower. Whether you are selling or buying, the useful number is the one for your own street, not the average for the city.

Frequently Asked Questions
What are mortgage rates right now?
Freddie Mac's 30-year fixed rate averaged 7.24% for the week ending October 29, 2026, down from 7.32% the week before and up from 6.17% a year earlier. Confirm the current number before you rely on it.
Are homes selling faster or slower than in September?
It depends on the neighborhood. In October, median days on market fell in six of the seven neighborhoods with house sales and rose in Culver City, from 8 to 18, according to TheMLS.
Do homes that sell in the first 30 days close at asking?
In five of seven neighborhoods, yes. Homes that sold within 30 days closed at 100.31% to 106.67% of list in Palms-Mar Vista, Venice, Culver City, Ladera Heights, and Baldwin Hills. Santa Monica closed at 99.33% and View Park-Windsor Hills at 98.66%, according to TheMLS.
I'm in no rush. Does it still matter how fast my home sells?
In four markets, October's homes that sold in 31 to 60 days closed lower than the first-month sales, but the groups were small and the homes were not the same, so this is a pattern, not proof. Ask Danielle for a read on your own street.
I have a low rate and I do not know where I would go. Is there a reason to look at the market now?
Looking is not committing. No new single-family listings came on the market in Ladera Heights in October, so it helps to know what is available before you decide. A lender can show what a new loan at 7.24% would cost against your current payment, and Danielle can show what your home would sell for and what you could buy.
Is it a good time to buy a home in Los Angeles?
It depends on the neighborhood and the home. In October, homes that sat past 30 days closed 93.86% to 98.46% of list in four markets, and condos closed below list in Santa Monica and Playa Vista, while well-priced houses sold at or above asking.
